Menas Realty Company (MRC) provides the following comprehensive management services to assist both Board Members and Homeowners.
Village Management Software (VMS):
Menas Realty Company utilizes Village Management Software, one of the most advanced management software tools to date. MRC generates clear and detailed reports for the benefit of its clients. VMS also provides the following online tools:
- The ability to allow homeowners to update their contact information.
- Homeowners can view past payments and their account information.
- Interactive web modules can allow residents, Community Managers and Board Members to interact and communicate.
Menas Realty Company’s Maintenance Department works hand-in-hand with your community manager to solve common area maintenance concerns. Homeowners can submit maintenance requests online through our integrated Village Management Software (VMS) system, via the Menas Realty Company website, by phone or via email at email@example.com. All maintenance requests will be responded to within 24 hours.
After Hours Emergency Issues:
Menas Realty Company is available 24 hours a day to handle any emergency issues that occur outside of normal business hours. Each Community Manager completes an extensive training program to understand and respond to emergency calls accordingly. MRC contracts with a professionally trained and licensed third-party answering service who works directly with the on-call manager.
As your community management company, MRC will arrange to meet landscape and maintenance personnel regularly to inspect work completed and discuss any new items to be addressed. Menas Realty Company’s property inspections are thorough and comprehensive. These reports are forwarded to our Maintenance Department and the landscaping company where work orders are generated and included in each board package.
MRC Community Managers diligently address all items raised at board meetings. Although Board Members will see what action has taken place from month to month in their Board packages, regular communication occurs between our staff and the board throughout the month.
All compliance reports are generated and monitored through our integrated software program, VMS. At the direction of the Board, Menas Realty Company will create and send friendly reminder notices, violation, hearing and fine letters.
Request for Proposals (RFP):
Your Community Manager will obtain up to three proposals for all large projects over the contracted disbursement amount. Menas Realty Company utilizes VMS to track and verify that all vendors working on the Association’s property hold current certificates of liability and workers compensation insurance.
Personalized Community Websites:
Menas Realty Company can create and maintain a beautiful website for your community. Your personalized customized community website can offer any of the following:
- Events calendars
- Online message boards
- Resident directories
- Photo albums
- Email blast capabilities.
Management provides a detailed and customized package tailored to your community for each Board meeting. Board packages include, but are not limited to:
- Monthly financials reports
- Action lists
- Property inspection reports
- Compliance reports
- Work order maintenance reports
- Homeowner correspondence and all new and unfinished business
- Management Summary
To facilitate effective communication, Boards may request newsletters and notices to be created by Management.
Although it is our goal to prevent insurance claims from being tendered, our Community Managers have extensive training in working with insurance agents regarding your claims.
